How To Start Spirits Have Lease Quest in Oblivion Remastered

To start off the quest, you need to fast travel to the Anvil Main Gate. From the gate, head west, going across the street until you reach the Count's Arms on your right side. Enter the building and look around for Velwyn Benirus; he might be sitting in one of the chairs or standing next to the door in the far left corner. He will tell you about a Manor he is selling in Anvil that you can purchase from him for 5000 Gold. Upon giving him the money, you will get the Benirus Manor Key and the Deed to Benirus Manor.

With the key in your possession, head outside the building and east towards the marker. You will soon come upon the Benirus Manor. Head inside the building and go up the stairs to find your bedroom. Sleep on the bed for an hour, after which you will be interrupted by three Ghosts, two of them inside the room and one near the stairs. Deal with them and head back to the first room as you enter the Manor. Here, you will find a Skeletal Hand and Scrap from Lorgren's Diary.

Head back to the Count's Arms and talk to Wilbur about Velwyn Benirus. He will tell you that Velwyn can be found in the Imperial City, and you must fast travel to the Elven District and follow the marker to go inside the King and Queen Tavern. Talk to Velwyn, and after your conversation with him, he will tell you to meet him back at the Count's Arms in Anvil. Find him inside the building and tell him you are ready to go to the Manor.

Where to Find Staff of Flame in Oblivion Remastered

Follow Velwyn Benirus as he makes his way slowly to the Manor. Head inside the Manor, and here you will have to deal with a few ghosts before going to the Basement. Here, you will find more ghosts to kill before Velwyn opens the secret door. Interact with the Altar, and Lorgren will tell you to touch the skeleton while carrying the Bony Hand, which you picked up earlier. After that, Lorgren Benirus will spawn, and upon defeating it, you can find the Staff of Fire next to its body.
